Private Debt acts as an intermediary: we prepare the project and present it to non-bank lenders. You sign the financing agreement directly with the lender, on terms you know before signing.
How we work
Six principles
They apply to every project we arrange, regardless of the lender.

No upfront fees, no surprises
We do not charge any fees before the financing agreement is signed. Depending on the case, our fee is paid by the company, by the lender or by both; who pays, when and how much is agreed in writing before we start working together. If a partner referred you, the partner is paid from our fee, so a referral costs you nothing extra. Our fee is payable only after the financing agreement is signed, and you see it in the total cost before you sign anything. External costs, such as the property valuation or the notary, are settled as agreed with the lender - you know them before they are incurred.

A mortgage as security - the property stays yours
The main security is a mortgage; a promissory note, a personal guarantee or a pledge on shares may be additional security. We do not arrange financing based on a transfer of ownership of the property or on a sale with a buy-back right.

The agreement in advance
You receive the draft agreement before signing and can calmly show it to your lawyer - and have it translated if you need to.

Interest within the law
We only arrange agreements in which the interest stays within the maximum contractual interest set by Article 359 § 2¹ of the Polish Civil Code - today 14.50% per year.

Confidentiality
We use information about your company and project only to assess the financing and do not share it without your consent.

Who we are

We are not a bank, an investment fund or a lending institution, and we do not lend our own money. The decision to finance and its terms are always made by the lender after its own analysis.
